Construction / Pricing

Pricing andturnaround

You will not get a price out of most firms in this market without filling in a form first. Here are the packages, their starting prices, and how a fee is set.

Every figure is a starting priceQuoted in writing before work startsAll in United States dollars

Estimating cost that nobody itemises still leaves the business. Everything on this page is a number you can see before you commit to it.

Construction and engineering

Estimating priced by the job, or by the month.

Per project for contractors bidding job by job. Monthly for contractors bidding continuously, where you hold estimating capacity instead of quoting each time.

Scope Check

A first look at a set, to tell you whether it is complete enough to price.

Advertising budget

Google Ads spend is separate from the fee to manage it, and you pay it to Google directly. Nothing on this page includes ad spend.

Why this page exists

Most visitors to an estimating website leave because they cannot tell what it costs. The few who publish a number usually lead with an hourly rate, which tells you the work is being sold as a commodity and nothing about what you will pay for your job.

We already quote a fee and a delivery date in writing before every engagement. This page makes that practice public and explains the reasoning, which is more useful than a single number would be.

How a fee is set

Four things drive it, in roughly this order of weight.

The size of the set
Not the size of the building. A 97 page set and a 592 page set are different amounts of reading before a single quantity is measured.
How many trades are in scope
A single trade package and a sixteen trade whole building estimate are different jobs. Each trade carries its own units, its own scope traps and its own rate research.
The condition of the documents
A clean, complete, well dimensioned set is faster than one with missing sheets, conflicting information and no usable scale. This is exactly what a plan review tells you before you commit.
The turnaround you need
A normal delivery window and a compressed one are not the same price, and we would rather charge for the compression than quietly do worse work to hit the date.

The fee models

Per project
The standard arrangement. A fixed fee for a defined scope, quoted before the work starts. This is how most engagements run.
Plan and scope review, priced separately
A small fee to find out whether a set is complete enough to price. The sensible first engagement if you have not worked with us before, and it can roll into the estimating fee.
Retained estimator
A monthly arrangement for contractors bidding continuously, where you get an agreed amount of estimating capacity each month instead of quoting job by job. Ask if that fits how you bid.

What moves the price after the quote

Only these, and each is quoted before it is done. A fee never changes silently.

  • An addendum that adds or changes scope after work has started.
  • A change of scope you ask for, such as adding a trade or splitting the estimate by phase.
  • A set reissued at a different revision, where the changes are material enough to need re measuring.
  • A turnaround you need to bring forward after the fee was agreed.

Turnaround, honestly

Turnaround is quoted per job, with the set in front of us, because that is the only way to say anything true about it. The 24 to 48 hour claims that saturate this market are a marketing position rather than a promise about your job.

What we will give you is a delivery date we can actually hit, in writing, before the work starts. If a date is not achievable we say so at the quoting stage rather than missing it later.

Digital work

Websites, search and advertising are scoped and quoted individually, because a rebuild, an audit and an ongoing campaign are not comparable pieces of work. Advertising budget is always separate from the fee to manage it, and it is paid to the platform by you rather than through us.

Questions about money

Do I pay before I know the number?

No. You get a written fee and a delivery date before anything is measured, and you approve it before work starts.

What if the scope grows halfway through?

It is quoted as a change before it is done. You will never receive an invoice for work you did not agree to.

Is the plan review fee credited against the estimate?

Ask when you request it. The review is the first step of the estimating work anyway, so it is a reasonable thing to arrange.

Can I pay by card?

Card payment is not available yet. Ask and we will tell you the current arrangement rather than pointing you at a page that does not work.

Every price on this page is a starting price for a defined scope. The exact fee is confirmed in writing before work begins, and a fee never changes silently.

Get a number for your actual job.

Send the set and the date it matters by. A written fee and a delivery date come back before anything is measured.
