Residential production work runs on negotiated trade contracts more than competitive bid, so the takeoff is structured by trade package rather than as a single lump sum.
The evidence
The two halves are moving apart. Single family starts were 895,000 at an annual rate in June 2026, down 3.2 percent on the year. Multifamily was 532,000, up 17.2 percent.
Contractor sentiment splits the same way: multifamily is net positive 4 for 2026, while private office is net negative 14 and higher education net negative 5.
There is no bid volume or award rate figure published for residential or multifamily specifically. Production residential runs on negotiated trade contracts rather than competitive bid, which is the likely reason the data does not exist. We would rather say that than put a number here.
