Division 13 / Delivered

Division 13 special construction and commercial pool estimating

Institutional pool work almost never arrives as its own bid set. It arrives buried inside a bond programme covering six buildings, and the first job is finding all of it.

What we measure, and in what units

  • SF basin and shell
  • CY excavation and backfill
  • LF gutter or skimmer system
  • SF deck
  • EA equipment from the schedule
  • LF piping by size
  • EA accessories

What the deliverable looks like for this division

Every sheet that touches the pool identified across the whole programme, and the boundary against companion contracts established, before a quantity is taken. Then shell, finishes, deck, mechanical and accessories on their own lines.

Scope items routinely missed on this division

Only someone who has priced the work knows what falls through the gaps. No competitor publishes this list.

  • Basin, deck, gutters, filtration and chemical feed as separate scopes. Commercial and institutional pools are not residential pools, and existing pages on this subject all read residential.
  • Decommissioning and infill: draining to a permitted route, perforating the shell so it drains, backfill to the structural engineer’s compaction requirement, and utility make safe.
  • Accessories from the schedule: ladders, rails, starting blocks, lifts, lane lines and covers.

Documents needed to price it

  • The full bid set, not the pool sheets alone
  • The drawing list for every companion contract
  • Pool equipment and accessory schedules
  • Specifications for shell, finishes and mechanical
  • For a decommissioning, the structural requirements for whatever replaces the pool

Questions people in this trade actually ask

Can you pull our scope out of a bond package?

That is exactly the service. Every sheet that touches the pool, the boundary against the other contracts, then the quantities. On one delivered engagement that meant reconciling a 592 sheet package across two companion contracts first.

Do you price residential pools?

No. School districts, municipalities and universities. The bid mechanics are entirely different.
