Division 06 / Estimated

Division 06 rough carpentry and millwork estimating

Framing is measured in the material it is bought in and installed in. The item that is never drawn and always needed is blocking.

What we measure, and in what units

  • BF and LF framing by size
  • SF sheathing by type
  • LF millwork and trim
  • EA casework units
  • EA hardware sets on casework

What the deliverable looks like for this division

Studs, plates, headers and joists by size and count from the framing plans, sheathing by area and type, millwork by run from the interior elevations and casework by unit from the schedule.

Scope items routinely missed on this division

Only someone who has priced the work knows what falls through the gaps. No competitor publishes this list.

  • Blocking and backing, which are drawn nowhere and needed everywhere: behind every wall mounted item, at every cabinet run, at every rail.
  • Hardware on casework, priced as sets rather than assumed in the unit.
  • Fire retardant treated material where the specification requires it in specific locations only.
  • Waste on sheathing and framing carried separately from the measured quantity.

Documents needed to price it

  • Framing plans and sections
  • Interior elevations and casework schedule
  • The rough carpentry and millwork specifications
  • The backing schedule if one exists

Questions people in this trade actually ask

Where does blocking come from if it is not drawn?

From every item that mounts to a wall, on the architectural drawings and the equipment schedules, plus the backing schedule where the architect issued one. It is counted, not allowed for.

Is casework priced by the unit or by the run?

By the unit from the schedule, with hardware as sets, because that is how it is bought.
